To protect the Community, the Covenants provide for PRIOR APPROVAL of any external alterations, and limit permissible uses of units. Please feel free to contact a committee member with questions or to report a violation. A form for a formal Request for Architectural Change is available from the Committee Chairman or can be downloaded by using the links above, and should be mailed to the Committee Chairman for consideration prior to change implementation. Since the Board meets once a month, please allow sufficient time for review before finalizing arrangements with contractors.
The Architectural Control and Covenants Committee has authorization to approve, among other things the following: 1) window screens on the front of townhouses if they are equivalent to those installed by the builder on the rear of the house; 2) storm/screen door, full view only.
Further information can be obtained from the Chairman of the Committee. Siding shall be maintained with the color and shade on file with the Committee. Windows, door and trim shall be maintained with the original trim color. Color changes are allowed using specified colors only after prior Committee approval. All gates and/or fencing require prior approval. As a security measure, those who have gates are encouraged to consider patio-side locks.
Article VI, Use Restrictions, of the Covenants, identifies several prohibited uses and nuisances from which the following restrictions are extracted as a reminder to residents:
- No signs or advertising devices shall be posted in or about any lot or dwelling except a temporary real estate sign, not exceeding six square feet, may be erected until a property is sold or rented.
- Children’s play and similar equipment shall not be allowed to remain overnight within any front yard or the common areas.
- No play equipment such as swing sets, children’s climbing apparatus, or the like, shall be permitted on any lot.
- No garbage or trash containers shall be kept on the front or side yard of any lot or on common property. Garbage and trash containers kept or maintained in the rear yards of any lots, under or upon decks, shall be screened from public view at all times.
- No lawn furniture shall be maintained in the front or side yards of any lot.
- Bed sheets, plastic sheets, newspapers, plastic storm windows or other similar window treatments shall not be hung or placed in any window.
- No outside television aerial or radio antenna, or other aerial or antenna for either reception or transmission, shall be maintained upon the property, except that such aerials or antennae may be permitted if maintained within the dwellings.
TUCKERMAN STATION HOA PAINT COLOR SPECIFICATIONS:
There is a specific paint color scheme for Tuckerman Station. All paint colors for doors and shutters consist of a palate of 19 McCormick Paint colors. Adjacent homes may NOT choose the same color. In addition, all homes have the same assigned color for the exterior wood trim and railings. It is a custom mix McCormick paint – “One Half Light Colonial Ivory“.
It is recommended that McCormick paints be used. All the approved colors are McCormick colors, and using McCormick paint will ensure a correct match. The McCormick paint store at 2355 Lewis Ave in Rockville is quite familiar with Tuckerman Station colors. However, if you decide to use another paint brand, the color MUST MATCH EXACTLY. If it does not match, you will be required to repaint. All exterior paint finishes should be semi-gloss (McCormick’s semi-gloss is “Lustre”). Railings should be painted either semi or high-gloss.

TUCKERMAN STATION HOA WINDOW AND SCREEN REPLACEMENT SPECIFICATIONS:
- The windows must look identical in exterior appearance as the original wood windows on your home.
- The replacement windows must have the white grids between the panes of glass and the grids should be the same size as the current grids in the original windows.
- The window trim must either match exactly or be painted the approved 1/2 Light Colonial Ivory paint color manufactured by McCormick Paints to match the wood trim around all other windows on all other homes in the community.
- You must submit an actual color sample of the capping of the window trim along with your application
- If you wish to install screens, they must be identical to the original screens provided by the builder which are aluminum frame.
- Use of window screens must be consistent on each level of the front of the house. Each level may be considered independent of the other levels.
– 1st floor: All screens or no screens
– 2nd floor: All screens or no screens
– Dormers: All screens or no screens
– Side/rear: Owner’s choice
TUCKERMAN STATION HOA ROOFING SPECIFICATIONS (updated June 25, 2025):
All Tuckerman Station HOA members seeking roof replacement of any type are required to obtain prior ACC approval to ensure product consistency throughout the community. Those needing to replace a roof in the Tuckerman Station townhomes may use traditional/natural split cedar shakes or synthetic cedar shakes. Below are the specifications for roof replacement projects. When submitting your ACC application for roof replacement, please ensure that you include all necessary details to speed the approval process. Also, please confirm lead time for delivery of shakes before submitting your ACC approval form.
- Synthetic cedar shakes are approved for use, but the shakes may only come from two manufacturers — DaVinci Roofscapes or Brava. These manufacturers are comparable in style, quality, and cost, and Brava products are in stock locally.
- The approved color options for DaVinci Roofscapes are Mountain and Autumn. The approved color options for Brava are Aged Cedar, Aspen, and Natural Cedar. We urge all homeowners to request free synthetic cedar shake samples from the manufacturers to ensure that you are selecting a good color match for your home.
- All cedar shakes, natural or synthetic, must be fire rated in accordance with Montgomery County code requirements.
- All cedar shakes including synthetic shakes must be Class A fire rated and the installation of natural cedar and synthetic shakes must meet Class A fire-resistant specifications.
- If a specific underlayment system must be used to achieve Class A fire rating, please ask your contractor to provide all specifications for your ACC application.
- Your roofing contractor must ensure compliance with manufacturer installation requirements. Manufacturer requirements should be on their respective websites.
- All cedar shakes including synthetic shakes must be multi-width style and installed linearly/evenly as opposed to being installed in a staggered fashion. This conforms to the original and current installation of traditional/natural cedar shake roofs within the community.
- Natural cedar shakes must be a minimum of 1/2″ in thickness but may be up to 1″ thick, if you so choose.
- The roof must be inner laced with 30# tar paper and, as previously noted, underlayment requirements of the manufacturer must be followed by your roofing contractor.
- The courses (overlap of shakes) must be within the range of 9 1/4″ to 10″ to accommodate the size of the roof.
- Please note that snow slides off synthetic cedar shake roofs at a faster rate than off natural cedar shakes creating an “avalanche” effect. Snow guards are required on the front of the house for safety and protection of property. They are highly recommended on the rear, too. For homes with previously installed synthetic shakes, the addition of snow guards is highly recommended.
- Solar panels – According to Maryland State law, solar panels may be installed anywhere on the roof. Asphalt shingles are permitted when used in-conjunction with integrated solar panels. Free-standing solar panels must be installed on top of approved roofing materials listed above.
TUCKERMAN STATION HOA GUIDELINES FOR DECKS:

- The boards of new wood or synthetic decks may be installed vertically, horizontally, or diagonally as long as the installation meets the county’s code.
TUCKERMAN STATION HOA FRONT DOOR SPECIFICATIONS:
- The townhome’s front door may be of any material that the homeowner chooses as long as the style remains the same as the original and the color is in accordance with the color specifications noted in the header Tuckerman Station HOA Paint Color Specifications.
TUCKERMAN STATION HOA STORM DOOR SPECIFICATIONS:
- Style – Full glass or self-storing.
- Color – McCormick “1/2 Light Colonial Ivory” or the same color as the door it covers.
- Frame – Plain, non-decorative, between 3″ and 6″ wide around the top and sides of the frame, and between 3″ and 15″ at the bottom. Kickplate may be used.
TUCKERMAN STATION HOA ATRIUM WINDOW SPECIFICATIONS:
- If painted, McCormick ‘1/2 Light Colonial Ivory” or McCormick “Farm House Red” must be used.
- If stained, a “redwood” must be used.
TUCKERMAN STATION HOA PATIO AND DECK DOOR SPECIFICATIONS:
- French doors are and remain the standard for Tuckerman Station but sliding doors are permitted as long as the color standard of 1/2 light colonial is maintained and the ACC has approved the request.
- French doors and sliders can be with or without grids. Grid configuration should match the original doors.
The Association has adopted a resolution and procedures for fines to enforce covenants in addition to existing legal and equitable remedies. A summary of the Association’s formal policy is as follows:
Fines: In addition to the means for enforcement provided in the Declaration and Bylaws of the Tuckerman Station Homeowners’ Association, Inc., the Association may assess fines against an owner (as defined in the Declaration) or his guests, lessees or invites. Such fines shall be collectible in the same manner as any other assessment, including placement of a lien against the lot. Fines shall be the personal obligation of the owner.
The Board of Directors or a duly appointed Covenants Enforcement (the “Committee”) shall determine if there is probable cause that any of the provisions of the Declaration, Bylaws or the Rules of the Association, covering the use of lots, common area or such other Association property, are being or have been violated. In the event that the Board of Directors or the Committee make such determination, the Board of Directors shall provide written notice to the person(s) alleged to be in violation, and the Owner of the lot, of the specific nature of the alleged violation and of the opportunity for a hearing before the Board of Directors if a request is made within five (5) days of the notice. Each recurrence of the alleged violation or each day during which it continues is a separate offense, subject to a separate fine not to exceed $25. In lieu of requesting a hearing, the alleged violator or Owner may respond to the notice, in writing within five (5) days of acknowledging the violation, promising that it will immediately cease and shall not recur. Such acknowledgement, promise, and performance in accordance therewith, shall terminate further enforcement activity of the Association.
If a hearing is requested in a timely manner, the Board of Directors shall hear any defense to the charges, including witnesses that the alleged violator, owner, or the Board of Directors or the Committee may produce. Any party at the hearing may be represented by counsel.
Subsequent to any hearing, or if no hearing is requested in a timely manner and if no acknowledgement and promise is made, the Board of Directors shall determine whether there is sufficient evidence of a violation. The Board may then levy a fine for each violation. A fine shall be assessed against the appropriate lot.
The Board of Directors may also pursue any other means to enforce the provisions of the Homeowners’ Association documents, including, but not limited to, legal action for damages or injunctive relief.
