Responsibilities of the HOA:

The Tuckerman Station Homeowners Association (HOA) employs a landscape contractor who is responsible for the general maintenance of the landscape. The landscape contractor is responsible for all maintenance on common property. However, their responsibility is limited on private property (the area surrounding your home – front, side and rear) and includes:

  • Maintenance (trimming and pest control) of all foundation plants (defined as those bushes/shrubs/hedges that remain “evergreen” throughout the year).
  • Maintenance (trimming and pest control) of trees and tall bushes/hedges up to 15′ in height.
  • Weeding within plant beds around foundation plants only.
  • Mowing and maintenance of all turf areas.

Responsibilities of Homeowners:

The homeowner is responsible for ensuring that all landscape areas surrounding the home are well maintained and are in keeping with the overall landscape standard of the community. This standard is achieved through the work of the landscape contractor, as stated above, in combination with the following which are the responsibility of the homeowner and must be in compliance at all times:

  • Ensuring that front or foundation beds are horizontally covered with foundation plants (defined as those bushes/shrubs/hedges that remain “evergreen” throughout the year).
  • Removal and replacement of dead/dying foundation plants and trees. In general, new shrubs/bushes must be at least 24″ in height when planted. A list of approved trees and sizes may be obtained from the Landscape Committee.
  • Planting and maintenance of annuals (includes plants such as begonias, petunias, impatiens, etc.). This includes watering, weeding, pulling off dead flowers, maintaining good general appearance, and removal at the end of the growing season.
  • Planting and maintenance of perennials (includes plants such as vinca, hosta, liriope, dalilies, etc.). This includes watering, weeding, thinning/cutting back as necessary, removal of all dead/browning leaves, especially at the end of the flowering/growing season, and maintaining good general appearance.
  • Planting and maintenance of bulbs (includes tulips, daffodils, etc.). This includes removal of all dead/browning flowers/leaves, especially at the end of the flowering period.
  • Trimming/pruning of all trees, bushes/hedges that exceed 15′ in height.
  • Choosing appropriate plants for the use in the front beds. For example, tall plants that need to be tied up for support, such as roses and Asiatic lilies, are generally not appropriate for use in front foundation beds. Where they have been used, they must be cut back and maintained to a low height.
  • Maintaining planters/pots so as to provide an overall pleasing appearance. When the growing season has passed, the plants must be removed.
  • Maintaining planters and pots used on rear decks. Planting must be well maintained.
  • Maintaining all landscaping within patio walls. Trees and shrubs must be trimmed as necessary. All hedges, shrubs, bushes and vines MUST be maintained to a height at or below the top of the patio wall.
